INQUIRIES & PLANNING:

We are currently collecting inquiries and proposals. In August or early September we will contact those who have expressed interest to schedule a meeting in October at which any and all formal proposals can be made. We anticipate within a few days or so after that meeting, a decision will be made. In the August/September timeframe, terms will be shared to help provide a basis for proposals. For example, regarding purchase proposals, we are looking to keep the land together (all 963 acres) rather than selling it by pieces. For renting proposals, we are open to a renter of all the acreage or a rent proposal for all of the pasture and another renter for all of the cropland. We are looking a 3 year rental terms with tenants responsible for overhead (e.g., fence, utilities, mowing, etc.) except for property tax, which would remaining the owner's obligation.

ADDITIONAL LAND DETAILS:

Certain maps and/or tax records refer to the land as Tracts: 3936, 3937, 3938, and 3939. The land is owned by two family trusts - Kappes Family Trust and Faszer Family Trust (Sandra Kappes and Marietta Faszer are sisters) - as shown below.

The above numbers are approximate. For example, some of the northern portions have, over the years, changed between crop and pasture based preferences at the time.

Based on public land data for the relevant county and soil types, an approximate expectation of total land value is around $2.4m. We anticipate that proposals may be higher or lower than that.

Based on the same public land data, an approximate expectation of total rent for the full 963 acres is around $55,000/year. Again, we anticipate that proposals may be higher or lower. For example, a crop land only lease will likely have a higher per-acre price and a pasture land only lease may be less than the crop land.

This land is under rental contract through December 31, 2025 with excellent long term renters. Therefore, rental or purchase agreements must be dated in 2026 or accommodate the existence of the current tenant.
