FARMLAND FOR LEASE

FIRST STATE BANK & TRUST, as Trustee, PO Box 1827, Williston, ND 58802, offers to lease the following Pastureland located in McKenzie County, North Dakota:

Township 151 North, Range 104 West

Section 16: NE4

The above land is available for lease, containing approximately 143.9 tillable acres. The Lease Term will be for three (3) years, commencing May 1, 2025, ending on December 31, 2027. The lease is for cash rent to be paid by the tenant on an annual basis with the time for the payment to be negotiated with the successful bidder.

Additional terms for the Lease will require that the tenant furnish all seed, machinery, labor, insecticide and weed spray and pay all expenses of sowing, cultivating, and harvesting all crops grown and raised on the premises. Tenant shall maintain and operate the farm in an efficient and farmer like manner and will perform all farming activities at the proper time and in the proper manner furnishing all labor and equipment, therefore. Tenant shall permit the owner or its agents to enter the farm at any reasonable time for inspection of the premises.

The tenant shall keep adequate records regarding crops grown and harvested.

Tenant shall not be allowed to assign or sub-lease any portion of the premises without prior written consent of the owner.

The owner agrees to pay all real estate taxes levied and assessed against the premises before the same becomes delinquent.

OWNER RESERVES THE RIGHT TO REJECT ANY AND ALL BIDS, TO WAIVE IRREGULARITIES IN THE BIDS AND MODIFY THE MANNER OF LEASING.

This offer to lease shall be made upon sealed bids and shall be delivered to the Trust Department or First State Bank & Trust and marked to the attention of Nancy Bloemker, JTO no later than 12:00 p.m. April 2, 2025. Bidders need not be present at the time of bid opening. The Trust Department will inform the successful bidder within two (2) business days of the bid opening.
